It all starts with a conversation. Once you get in touch, I will visit your property to meet you in person. We will discuss your ideas, lifestyle needs, and requirements. We will also walk through the property together and take some initial measurements. This preliminary visit is completely free of charge and carries absolutely no obligation.

Initial Sketch & Appraisal and Fee Proposal (Free)

At this point, before any commitments are made, we will provide you with a comprehensive architectural fee proposal detailing the exact costs for each of the subsequent stages. We will also clearly outline any additional third-party expenses you can expect throughout the process, including:
We will work together on the design until you are completely satisfied, only moving on to the planning application once you are 100% happy with the result.
Once you have reviewed the fee proposal and the associated costs, we will discuss and agree on the specific services your project actually needs. You have the total freedom to choose exactly which stages you would like us to undertake. Only when we have agreed on the scope of work and you are completely happy to proceed, will we move forward to the next step.

Planning Submission
Once the scope and fees are agreed upon and you are happy with the initial concept, we will develop the finalised design and prepare all the necessary architectural drawings to submit the Planning Application. We handle the consultations and coordinate directly with the Local Authority on your behalf.

Building Warrant Submission
In this stage, we turn the approved design into detailed technical drawings that comply with all current building regulations. We submit the Building Warrant application, consult with the Local Authority, and coordinate seamlessly with any necessary external consultants (such as the Structural Engineer) to ensure your project is safe and compliant.

Detailed Production Information & Tendering
To ensure you get accurate construction costs, we prepare comprehensive production drawings and detailed specifications for contractors to price. We can assist you in inviting tenders, analysing the builders' quotes, and preparing a tender report to help you confidently choose the right contractor for the build.
