What other costs should I expect besides your architectural fees?

Yes, absolutely. We believe the best way to understand your vision is to see the space and meet you in person. The initial site visit, our first discussion about your lifestyle needs, and the subsequent conceptual sketch (appraisal) are completely free of charge and carry no obligation to proceed.

We believe in absolute transparency, which is why your initial Fee Proposal will outline all expected costs. In addition to our fees, you should budget for Local Authority application fees (such as Planning and Building Warrant fees). Depending on the complexity of your renovation, you may also need to appoint external consultants, like a Structural Engineer. We will guide you through all of this before you make any financial commitment.

Not at all. We work on a strict stage-by-stage basis. This means you have total flexibility and control. You can choose to pause the project, stop entirely, or select exactly which phases you want us to undertake at any given time. We only move forward to the next stage when you give us your written instruction.

What is the difference between Planning Permission and a Building Warrant?

Yes. Your opinion is the most important part of the design process. Our "Collaborative Design" stage is specifically structured to present you with initial ideas, listen to your feedback, and refine the design until it perfectly matches your preferences.

Can I make changes to the design once we start?

Planning Permission generally focuses on the appearance of the proposed work and its impact on the surrounding environment and neighbors. A Building Warrant, on the other hand, is a legal requirement to ensure the technical design and construction comply with current Building Regulations

How will I know how much the actual construction will cost?

It is very difficult to pinpoint an exact construction cost during the early concept stages. That is why our final stage (Detailed Production Information & Tendering) is so crucial. We produce highly detailed architectural drawings, schedules, and technical specifications, which we then use to invite tenders from contractors. This ensures you receive accurate, real-world quotes rather than just rough estimates. If the contractors' quotes come back higher than your anticipated budget, there is no need to worry. We will work collaboratively with you to review the scope of work and make the necessary design or material adjustments to align the project with your financial goals before any construction begins.
